St James’s Market (Phase 1)

Phase 1 is the initial 228,000 sq ft office, retail and restaurant regeneration of the eastern end of the Crown Estate’s St James’s Estate, the most prestigious office address in London. The development completed in 2016 and is now fully let, providing a new urban quarter in the heart of London’s West End.

Advising the Crown Estate, Capital Real Estate Partners acted as the strategic property adviser, with the role including:

• Acquiring property interests on the edges to piece the opportunity together.
• Carrying out financial viability analysis to work through the development options for the site.
• Provided ongoing property advice as part of the professional team in connection with achieving planning permission.
• Advised on introducing Oxford Properties as a joint venture partner, including the commercial terms of the joint venture structure.
